Showings depend on both your schedule and the seller’s requirements. Some properties require 24-hour notice, while vacant homes or flexible sellers may allow shorter notice. To receive only new listings, reach out with your search criteria, and I’ll set up a customized search for you. Listings that match your criteria will be sent directly to your email as soon as they hit the market. From there, you can save or delete listings and keep an eye out for price reductions and updates as they go live.

After you have an accepted offer, it typically takes about two weeks to fulfill conditions and another two weeks for closing. In total, the process after finding the right property can often be completed in about one month.
As a buyer, you don’t pay your agent directly for their services - it is coordinated through the sale. Agent commissions are agreed to when a property is listed and are handled through the seller’s listing agreement.
