When choosing an agent the main thing to keep in mind, is this will be the person representing you and guiding you every step of the way through the process. Your real estate professional will not only be in touch with you, they'll also be the contact for your mortgage person, property inspector, lawyer and coordinating with the other agents in your community for properties and throughout your negotiations. This means you need someone you can trust and be comfortable chatting with and asking questions with along the way. You need to be able to place one of your biggest investments throughout your life with this person and so the only way to determine the right one for you, is to talk to them. Ask them questions during your consultation and determine how comfortable you are discussing confidential details with this person and trusting they will guide you throughout the process. This may not mean they have every answer, but find someone you trust to help you find that information when you need it and hold you accountable. There will be crucial deadlines needing to be met during the buying and selling process and this will be the person you trust to see you through it every step of the way.
This depends somewhat on your schedule and your agents schedule. Some properties may require 24 hour notice or more whereas vacant properties and some owners may be more flexible with short notice for viewings. I work with my clients schedule throughout the process. Fort McMurray is a town with many shift workers and long days/nights, I work around your schedule as best I can to ensure I am available when you need.

This is simply done by providing me with an idea of your search criteria and listings will then be sent directly to your email as soon as they hit the market. From there you can save any you like, delete the ones you don't, and keep an eye out for price reductions as you'll get notified of changes as they go live on the mls system.
This varies for each individual buyers circumstances and market conditions can influence this as well, however the average timeframe for completion after achieving an accepted offer can be typically two weeks for condition fulfillment and then two weeks for the closing process meaning the home buying process after finding your ideal property can be on average completed within one month.
The buyer doesn't have to worry about paying the agent for their services. Agent commissions are set at the time of the listing with the sellers.

Yes. Although you may have to work around the dates of your current agreement with your tenants, a property can be listed with tenants in place and viewings coordinated with the tenants and owners permission.
Every property is unique. The easiest way to answer this question is to schedule in your Free Market Evaluation. I will then arrange a time to view your property and get information regarding any renovations and/or changes you have made to the property during your ownership. Then included with your market evaluation report will be a list of recommendations and items to view from the buyer's perspective so you can make an informed decision prior to listing your property.
Included in your market evaluation report will be a current market update to help ensure you can make an informed decision and ask any questions that may help guide you in the decision making process. If you find you are needing more time to decide or need to keep an eye on things, you can sign up for my newsletter or we arrange for re-evaluation of your report every quarter to ensure you are always up to date on the value of your home in the current market.
The best time is always when you're ready. Ultimately this will come down to each individual's personal circumstances and goals however there are commonly busier times throughout the year as well as motivating factors in different seasons.
While Spring tends to be our busier season on average, followed by Fall, Summer and Winter can sometimes be seen to have perks for buyers with sometimes less competition for showings in the market. The same can be said for sellers, with Spring and Fall being generally busier seasons, this doesn't mean just more buyers actively in the market but we often see an increase in listings, meaning more competition on the market. If you're looking for a less "hectic" time of year to buy or sell, the typically active but not as busy seasons may be more for you.
